What Each Band Typically Means

750+ (Excellent): Strongest negotiating position — typically the lowest rates on offer and the smoothest approval process.

700–749 (Good): Generally approved by most lenders at competitive, though not always the lowest, rates.

650–699 (Fair): Approval is still possible but lenders may price in more risk — expect a higher rate, a lower loan-to-value cap, or a request for a co-applicant.

Below 650: Harder to get approved through standard channels; strengthening the application with a co-applicant, additional collateral, or first improving the score is usually the practical path.

Payment History

The single biggest factor — on-time payments across all existing credit matter most.

Credit Utilization

How much of your available credit (especially credit cards) you're actually using — lower is better.

Length of Credit History

Older, well-managed credit lines help; closing your oldest accounts can actually hurt your score.

Credit Mix

A healthy mix of secured (loans) and unsecured (cards) credit is viewed favourably.

New Credit Inquiries

Multiple loan or card applications in a short window can temporarily lower your score.

Report Accuracy

Know Before You Borrow

A few factors that affect every commercial property loan, beyond the headline interest rate.

FOIR / Debt-to-Income Ratio

Lenders typically cap your total EMIs (existing + new) at roughly 50–65% of monthly income — this is usually the real ceiling on eligibility, not just the interest rate.

Loan-to-Value (LTV) Ratio

Commercial property loans usually fund 60–75% of the property's assessed value — you'll need to fund the balance plus stamp duty and registration yourself.

Processing Fees & Charges

Typically 0.35%–1.5% of the loan amount plus GST, varying by lender — factor this into your upfront cost, not just the EMI.

Prepayment / Foreclosure Charges

Floating-rate loans to individuals are generally prepayment-charge-free under RBI norms, but business-entity and fixed-rate loans may carry charges — check the sanction letter.

Documents You'll Need

KYC, income proof (salary slips or ITR/GST returns), bank statements, business vintage proof (if self-employed), and clean property title documents including RERA registration.

Adding a Co-Applicant

A co-applicant's income can meaningfully raise your eligible loan amount and, in some cases, improve the rate offered.

Business Vintage

Self-employed and business-entity applicants usually need 2–3 years of business continuity and filed returns to qualify.

Compare the KFS, Not the Brochure

The Key Fact Statement shows the true effective APR including fees — always compare this figure across lenders, not just the advertised starting rate.
